By completing a booking with Mediterranean Holiday Homes, you agree to the following general booking terms.
Reservations
Bookings can be made directly through our secure online reservation system. Availability and rates shown at the time of booking are based on current information and may vary depending on season or promotions.
Rates and payment
Rental prices include the use of the property and the services listed on the individual villa page. Local taxes or optional services may apply.
During the booking process, you may choose between two rate options:
• Standard refundable rate
• Non-refundable rate with an approximate 10% discount on the rental price
The discount applies only to the rental amount and does not include taxes or optional extras.
A deposit or full payment may be required at the time of booking. Payments are processed securely through our online booking platform.
Cancellation policy
Cancellation terms depend on the selected rate and are clearly shown before confirming the reservation.
• Standard rate: a deposit is required to secure the reservation. The deposit is refundable up to the deadline shown at the time of booking. After that date, cancellation or no-show may result in charges according to the displayed policy.
• Non-refundable rate (10% discount): bookings made under the non-refundable option benefit from an approximate 10% discount on the rental price, but cannot be refunded in case of cancellation, modification or no-show.
The selected rate applies to all cancellation situations without exception.
Check-in and check-out
Check-in and check-out times are indicated on each property listing and may vary depending on the villa. Early check-in or late check-out are subject to availability and may have an additional cost.
Guests and identification
Only the number of guests indicated in the booking may stay at the villa. Additional guests require prior approval. Identification may be requested in accordance with local regulations.
House rules
Guests are required to follow the house rules available on each listing and inside the property. Failure to comply may lead to termination of the stay without refund.
Security deposit and damages
A security deposit may be required. Any damage, loss or excessive cleaning may be charged to the guest, including through the payment card associated with the booking.
Property use
The accommodation may only be used for residential tourism purposes. Parties, events or commercial use are not allowed unless expressly authorised in advance.
Liability
Mediterranean Holiday Homes is not responsible for loss of personal belongings or for events or conditions beyond our control, including weather, travel delays, or unforeseen circumstances.
Legal jurisdiction
These Booking Terms are governed by Italian law and subject to the jurisdiction of the competent Italian courts.
